My name is Paul O’Bryan and I am a full time real estate professional working with clients as a Realtor, performing residential appraisals as a State Certified Residential Appraiser and also providing Real Estate Property Tax Consultant services helping to challenge Harris County property tax assessments that help reduce clients property tax liability. As a Houston Realtor, Appraiser, and resident I have watched the Houston marketing area change over the years which has helped me see important trends in Houston real estate. Performing residential appraisals throughout Greater Houston has allowed me to be exposed to marketing areas from Katy to Baytown, Conroe to Galveston and everything in between. Appraisal assignments require researching market trends, reviewing real estate contracts and most importantly determining market values which are extremely valuable skills my clients benefit from in today’s competitive real estate market. Some of my clients include real estate agents who hire me to give them my professional opinion for their listings, to determine current market values, by performing a market value appraisal, which is far more comprehensive than their own basic market analysis or CMA. My appraisal experience is a crucial asset I provide for my clients to help them determine their listing price when selling their homes. My experience working with lenders as clients in my appraisal firm "Residential Value Services" has also exposed me to what lenders look for when providing a loan on a real estate property and making sure that the stated property is real collateral for the loan and not just an inflated property value. This valuable experience allows my clients to save time and money as well as making sure that the property value is adequate to secure a loan. Buying and selling real estate in today’s changing markets is a serious business with many risks and rewards and my experience is a key asset to my clients whether it be marketing, selling, negotiating, working with builders, developers, new construction & luxury home markets, I have the knowledge needed to best represent you in acquiring or selling property in today’s market. I been a long time inner loop resident. I moved from La Joya California to Houston in 1995. I remember how excited I was to purchase my first home in Houston after being exposed to the real estate prices in California. From 1995 to today there has been a huge increase in real estate values, however, Houston is still a great city to live in, and housing is affordable and you get great value for your money.
